Council Self-Nominations

The 2026 self-nominations are now open! The deadline for submissions is Wednesday, July 15th. 
Homeowner leaders, community association managers, and business partners: Shape the future of community association living by making your mark as a CAI leader!

Help shape the future of community association living by applying to serve on one of CAI’s Membership Representation Groups. The councils give members a direct voice in advising on policies, programs, and services that support CAI’s membership.

Self-nominations are open for four (4) positions on each council. Elections will be held in August, and eligible voting members will be notified when voting opens.

       If there are no candidates for any open position designated for a specific category on the Business Partners Council, 
       one at-large position will open for that category.

Terms begin January 1, 2027. Councils are transitioning from two-year to three-year terms, and the Homeowner Leaders Council will expand from six to 12 members over the next three years.

Members may serve up to six consecutive years (two 3-year terms). After two consecutive terms, members must take a three-year break before becoming eligible to serve again.

Role of the Councils
Each council represents its membership category and helps ensure CAI remains responsive to member needs. Councils advise the Board of Trustees on policy matters and provide staff with input on programs and services. Councils do not oversee or have influence on chapter policy, operations, or governance.

CAI Governance
CAI’s governance structure is based on the Policy Governance® model, which emphasizes strategic leadership and clearly distinguishes between board and staff roles. Candidates should become familiar with Policy Governance® before applying. Helpful resources include www.carvergovernance.com and www.governforimpact.com. 

Time and Service Commitment
Councils meet in person twice each year: during a retreat with the Board of Trustees, January 27–30, 2027, in Washington, D.C., and during the CAI Annual Conference, May 5–8, 2027, in Las Vegas. Councils also meet virtually throughout the year and may work on projects between meetings.

Council members are responsible for their own meeting-related expenses. Homeowner leaders receive stipends to help offset costs.

Qualifications
 Applicants must meet the general requirements below and the requirements for their council.

  • Attend scheduled meetings, in person or virtually.
  • Complete CAI governance training.
  • Follow the council attendance policy.
  • Have no CAI sanctions or censures related to any CAI designation held.
  • Have no first- or second-degree criminal convictions, or fiduciary-related convictions while serving on a board or during employment.
  • Not be employed or paid by CAI, a CAI chapter, or an affiliated organization.
  • Agree not to send, or arrange to send, written campaign materials supporting their candidacy. May share general election information orally or in writing.
  • May be suspended for misrepresenting qualifications or eligibility.

Council-Specific Qualifications

Community Association Managers Council Requirements

  • Be a CAI individual manager member or the designated CEO/equivalent of a CAI-member management company.
  • Hold a PCAM designation or serve as the designated CEO/equivalent of an AAMC-credentialed company.

Homeowner Leaders Council Requirements

  • Be a CAI homeowner leader or individual homeowner member for at least two years.
  • Have served on a CAI chapter or national committee or board.
  • Have served on a community association board.

Business Partners Council Requirements

  • Be employed by a CAI business partner member for at least five years.
  • Hold the CAI Educated Business Partner distinction.
  • Have served or been actively involved with CAI locally or nationally, beyond attending events or trade shows.
