2016 Large-Scale Managers Workshop

​​The workshop will begin with registration on Wednesday and conclude Saturday evening. The workshop will include visiting unique communities, motivating education sessions, locally flavored events and dining experiences, and of course, there will be plenty of opportunity to network, renew old acquaintances and make new friends.

Large-scale managers will gather to share their best ideas and practices, garner new information at specialized educational sessions and hands on tours at three diverse communities. Tours will showcase community best practices, as well as the scenic beauty of historic Charleston.

Participants should plan to remain until Sunday, September 18 to take advantage of activities and events planned through Saturday evening.  Registration is limited to 125 attendees.

DANIEL ISLAND property owners' ASSOCIATION

Community Overview
In the past 20 years, Daniel Island has transformed from a rural farming and cattle ranching outpost into an integral part of the City of Charleston, nationally recognized for its innovative master plan, diverse residential real estate, top-ranked recreational facilities and regional and international events. This 4,000 acre sea island is being developed by the Daniel Island Company. It is currently home to more than 10,000 residents, walkable schools, churches, headquarters for some of the region's top high-tech companies and many other businesses.

Among the island's recreational amenities is the Daniel Island Club, a private country club with golf courses by Tom Fazio and Rees Jones in a park-like setting edged by tidal creeks and scenic marsh vistas. Daniel Island Club members also enjoy extensive swim, tennis, fitness, dining and social offerings. Lined by 23 miles of shoreline, the island offers water-oriented recreation of all kinds, along with more than 24 miles of trails and hundreds of acres of parks. A professional tennis stadium is home to the annual Volvo Cars Open tennis tournament, which brings the top ranked players on the WTA tour to Daniel Island each spring, and a professional soccer stadium is home to Charleston's professional soccer club, The Battery. Both stadiums regularly host festivals, special events and live performances by regional and national recording acts.

Daniel Island has been recognized by the Urban Land Institute (Award for Excellence) and the National Association of Homebuilders (Best Suburban Smart Growth Community) for exceptional and financially sound smart growth development practices. It is the model for the Daniel Island Company's second community, Carnes Crossroads, now under development in Summerville, SC.

Your visit to Daniel Island will showcase a "park" community still controlled by the developer.  At Daniel Island you will learn about marketing to develop a community, communications within the community, the importance of philanthropy in the community and how to deliver 5-star customer service.

SEABROOK ISLAND PROPERTY OWNERS ASSOCIATION

Community Overview
Seabrook Island is a 2,400 acre barrier island/maritime forest with 7 miles of pristine, private beachfront on the Atlantic Ocean and North Edisto River.  The island was discovered by English settlers in 1695, and has a long and colorful history.  Settlers farmed indigo, rice and cotton until the island became an outpost for British soldiers in the Revolutionary War.  During the Civil War, the island was a staging area for Union troops who used local roads and rivers to access Charleston.  In 1880, the island was purchased by a local family, and used primarily for cattle and horse farming.  The island was donated to the Episcopal Diocese in 1951, and in 1970, all but 230 acres was sold to the Seabrook Island Development Corporation to construct a gated planned unit development.  The first residents moved to Seabrook Island in 1974. The Seabrook Island Property Owners Association (SIPOA) took over from the developer in 1984, and the Town of Seabrook Island was established in 1987.

Approximately 2,200 of the 2,600 building lots are developed.  The island is home to approximately 1,800 full time residents and many others who enjoy their homes part time.  Seabrook Island is also a popular guest/rental destination and many homes are rented to visitors on a weekly or monthly basis. In 2007, SIPOA undertook a $10M project to construct a new community center, the Lake House.  This 28,000 sq. ft. facility opened its doors in 2009 and has become the hub of the community, with meeting rooms, a library, a 14,000 sq. ft. fitness center, indoor and outdoor pools, 14 acre lake with biking trails and other recreational amenities.  In addition to another community center and property owners pool, owners and guests enjoy several miles of hiking trails, a community crab dock/kayak launch and 520 acres of common property.

The Seabrook Island Club (SIC) is a private club which owns and operates golf courses designed by Willard Boyd and Robert Trent Jones.  The golf courses are certified by the Audubon Cooperative Sanctuary Program.  The SIC operates an equestrian center for boarding, instruction and competitions.  The tennis center hosts the annual Allan Fleming Tennis Tournament.  In conjunction with the SIPOA construction project, the SIC's Island House and Beach Club facilities which include restaurants, pro shop and recreation areas, oceanfront pools and dining, opened in 2009.

In 2013, SIPOA became the first private community in SC to earn the Green Communities Award from the Audubon International Sustainable Communities Program.  Wildlife is abundant.  Deer, bobcats, migratory and endangered birds, alligators and many other species make their home here.  The Seabrook Island coast is one of the few places in America were dolphins strand-feed for food by rushing onto the shore to gather fish.  Deveaux Bank, just offshore, is a 215 acre bird sanctuary where 67 % of the brown pelicans in SC and 25% of those on the Atlantic shoreline make their nests.

Seabrook Island has a unique governing structure that will be discussed, as well as erosion issues.  A community tour will allow you to visit the new amenity facilities on Seabrook and enjoy the beautiful views of the beach.

KIAWAH ISLAND COMMUNITY ASSOCIATION

Community Overview
Kiawah Island is a luxury, beachfront, gated community located on a barrier island just south of Charleston, SC.  

The island is more than 10 miles long and 1.5 miles at its widest point equating to about 10,000 acres of land.  Of that, the Kiawah Island Community Association (KICA) owns and maintains 987 acres of land including 301 landscaped acres and parks; 119 lakes that encompass 342 acres; 56 linear miles of streets including curbs, gutters and subsurface drainage; 18 miles of leisure trails, xx public boardwalks and beach access paths; a community center with seasonal pool and grille; a boat launch, pavilion, boathouse and dock.  It also provides 24/7 security services and operate two security gates.  KICA employs 106 full-time and 18 seasonal staff.

KICA has nearly 4,200 properties and over 8,600 members.  While the community has transitioned from being developer to community controlled, build-out is not expected for about another 15 years.  The demographics of Kiawah consist of 80% nonresident owners, 29% rental homes, and 76% of members over the age of 55.

The governing entities of the island consist of the Kiawah Island Community Association, Kiawah Partners (developer), Kiawah Island Golf Resort and Town of Kiawah, who we affectionately refer to as the Maze of K's. 

Home to a world-renowned five-star golf resort, Kiawah Island hosted the 2012 PGA Championship and will host the PGA again in 2021. It was named the Best Place to Buy a Second Home (2013), Happiest Seaside Town in America (2012), #5 Best Island in the US (2012), and #1 Island in North America (2009), as well as receiving many other accolades.

When on Kiawah Island, you will get an overview of the operational aspects of KICA.  Education will be focused on designing with nature, updating aging infrastructure, and reinvestment in the community.
