2012 Large-Scale Managers Workshop

September 12-16, 2012

Northeastern Pennsylvania

The 2012 Large-Scale Managers Workshop will be in Northeastern, PA.

The  workshop will begin with registration on Wednesday and conclude Sunday morning. The workshop will include visiting unique communities, motivating education sessions, incredible wining and dining experiences, and of course, there will be plenty of opportunity to network, renew old acquaintances and make new friends.

Large-Scale managers will gather to share their best ideas and practices, garner new information at specialized educational sessions and hands on tours at four diverse community associations. A separate education experience at one of the country's largest community associations will be provided to operations managers at the workshop.

Participants are encouraged to arrive on Tuesday, September 11th as there will be golf and other optional activities (hiking, biking, shopping and gambling) available during the day on Wednesday. Participants are also encouraged to not depart until Sunday, September 16th as there are activities and events scheduled through Saturday Evening. And participants that attend the entire Workshop (Wednesday Evening through Saturday Evening) will be eligible to win a $500 gift card.

Hemlock Farms Community Association
Hemlock Farms, created in 1963, is a 4,500 acre planned unit development located in the Delaware Highland Region of Northeast Pennsylvania.  Currently, 3,200 homes have been constructed and approximately 500 buildable lots remain.  Access to the 75 mile paved road system is through three gated entrances.  The Steer Barn Clubhouse, with an indoor pool, hot tub, sauna, steam room and fitness center is complimented by 10 hard surface tennis courts, two outdoor swimming pools and a host of other recreational amenities and programs for member enjoyment.   The property is professionally managed, fully maintained by in-house public works personnel and served by a full service public safety department including an advanced life support unit.  A strong community conservation program is in place to manage all things wild throughout the community.  Hemlock Farms is a mature property that boasts a fine reputation and rich history throughout the region. Lake Naomi Club
The Lake Naomi Club, created in 1963, is a 3,000 acre planned community that consists of two distinct sections:  Lake Naomi, ungated with 30 miles of publicly maintained roads and Timber Trails, gated with 15 miles of private roads. Located in the mountains of Northeastern Pennsylvania, the combined sections have over 2,000 homes, with less than 100 buildable lots remaining.  Eighty-five percent of the homeowners live in the metropolitan New York, New Jersey, Philadelphia, Delaware Region and utilize their Lake Naomi – Timber Trails home as a convenient second home.  Centered around a 277 acre non-motorboating lake, the Club operates a private Clubhouse-Restaurant along with five satellite cafes, a large outdoor swimming pool complex, 18 soft surface tennis courts and a nine hole golf course.  The Club opened a 48,000 square foot Community Center in 2007 that includes an indoor swimming pool, two indoor tennis courts and a 3,600 square foot fitness and aerobic center.  The Club recently purchased out of foreclosure and is in the process of reopening a Country Inn that borders the Community.  The Club is actively involved in a Strategic Planning and Long Range Facilities Planning Process that projects capital expenditures of 12-15 million dollars over the next ten years.  Go to www.LakeNaomiClub.com for additional information on Lake Naomi – Timber Trails

Who Should Attend

Each fall, CAI's Large-Scale Managers Committee hosts an annual workshop for community managers specializing in large-scale communities. The workshop is hosted by at least one large-scale community and participants spend three days touring properties and attending innovative education sessions specifically designed for the large-scale community manager.

A large-scale community is defined as a community providing municipal type services with a minimum of 1,000 units or minimum of 1,000 acres and a minimum of $2 million operating budget.

Scholarship

CAI Policies

Cancellation Policy:  Full refunds less a $25 Administration Fee will be issued if written cancellation is received by August 10, 2012.  Cancellations received between August 11-August 24, 2012, are subject to a 50% administrative fee.  Registration fees are not refundable after August 24, 2012.

Private Party Policy:  All hospitality suites and hosted events must be reserved, approved and paid for through CAI.  Hospitality Suites/hosted events are not permitted during official Workshop activities.  Non-sponsoring companies are not permitted to host events at the official hotel during the Workshop.

CAI Suitcasing Policy:  CAI has a no tolerance policy regarding “suit casing” which describes the practice of non-sponsoring companies or individuals of soliciting sales or sales leads in the lobbies and/or representing their services or soliciting Workshop participants for conflicting social activities.

Violators of these policies will be ejected from the Workshop if applicable, and charged $3000 which must be paid prior to registering as an attendee, exhibitor or sponsor at any future CAI events.

The 2012 Workshop will be headquartered at the Hilton Hotel and Conference Center.  Located in downtown Scranton, Pennsylvania, the nine year old Hilton Hotel and Conference Center is in the process of a complete refurbishment scheduled to be completed in May.  The Scranton Hilton has comfortable rooms, great meeting and event space, complimentary high speed internet, a fitness facility and indoor lap pool, a Starbucks and parking for $9.95 a day. 

Travel:

The closest airport is Wilkes-Barre/Scranton, PA (AVP).  The next closest airport is Allentown, PA (ABE).  A complimentary shuttle service will be provided from and to either of these airports.  Airports about two hours away are Philadelphia, PA (PHL); Newark, NJ (EWR) and Stewart/Newburg, NY (SWF).  Flying in and out of these airports will require renting a car.  LaGuardia and JFK Airports in New York are not recommended due to the traffic challenges on getting from and to these airport.

For those looking to take advantage of being on the East Coast to schedule a pre or post Workshop vacation, you will be approximately two hours from Philadelphia, Manhattan and Lancaster-PA Dutch Country and approximately four to five hours from the Boston and Washington, DC Areas.
