This is session will help you find ways to maximize the talents of your homeowners, increase homeowner participation and develop ways to promote community involvement with local businesses. You’ll learn how to identify the valuable tools of recruitment, develop a homeowner orientation program and create formalized training programs. You’ll also learn how to get local businesses to sponsor programs and activities in your community—making you that much closer to establishing great relationships between the manager and homeowners and the surrounding community.

Bare Walls? Bare Coverage? The Great Coverage Debate

Recent case law has raised awareness of the different ways of insuring condominiums: Bare Walls, Single Entity, and All-In. A Bare Walls policy insures only up to the drywall, while Single Entity insures everything as originally deeded by the developer; All-In goes a step further to also insure the improvements and betterments owners make inside the units. You'll learn how to select a policy that’s right for your community. 

Parliamentary Procedure Survival Skills for Community Association Leaders

Running community association meetings, whether board meetings or membership meetings, can be a challenge—or worse. Use parliamentary procedure and Robert’s Rules of Order to make your meetings shorter and more legal and efficient.  Learn what rules you should follow, formal versus informal procedure, board meeting rules and standing rules. Discuss bylaws, meeting hierarchy, motions and resources to help you have successful outcomes. 

Rental Restrictions in Common Interest Communities

Community association professionals often work long hours that extend into traditional family time. To sustain a successful career it is important to focus as much attention on our personal lives as we do on our businesses and clients. This session focuses on the need to care for ourselves and our families as an integral part of our life. You’ll learn how to apply practical business lessons to the family and get ideas based on the recommendations in Patrick Lencioni’s book, The 3 Big Questions for a Frantic Family.

Facing Financial Crisis: Foreclosures and Community Associations
Jamie Schraff, CIRMS and Leonard Siegel, Esq.
In this time of economic upheaval, association boards are being called on to make decisions that they’ve never had to make before, including, sometimes, the painful process of filing liens and foreclosures on their neighbors. This session will guide you through some common scenarios faced by communities and their boards and offer advice and guidance for these situations. In addition to the logistics of foreclosure, this session will address different state statutes pertaining to the association’s liability to initiate liens and foreclosures and collect delinquent assessments.

Manager or Leader? Or Both?

Managing people is critical to your success as a manager. The communities and businesses we manage are nothing but four walls and empty seats without people in them. Those who say it would be all so easy if it weren’t for the people are missing the point: It is all about the people. Learning to effectively manage those people is the key to harmony, growth, satisfaction—and profit. This session will open the tool box of great managers—performance management, goal setting, key performance indicators, creating plans and implementation. It will also reveal the key ingredient to creating a truly high performance team: leadership.

These are hard economic times. Foreclosure rates are up, interest rates are skyrocketing and unemployment is at an all-time high. All of these trends have put the financial health of associations at risk. Although most community associations in Dubai have been constructed during the past 2-5 years, a new statute that articulates their governance and management has just been approved by the government. You’ll hear how management companies in Dubai have practiced their trade in the past, and how the new statute will affect their future practices. You'll also see a case study on what South Africa is doing to improve common-interest communities and professionalism, including the interface amoung assocations, local municipalities and education and training authorities.

Avoiding Acrimony and Creating Harmony

Difficult homeowner? Stubborn board member? This is where you’ll learn how to approach difficult situations with practical and successful conflict resolutions or even better, conflict avoidance. Learn how to better cope with the roller coaster ride of association management.  Develop empirical approaches and practices that will help make your communities less prone to difficult situations. This course will acknowledge the difficult nature of this business and thereby reinforce your confidence in the work that you do.  

Updating Aging Communities: Getting Repair Plans in Place
Mark Rose and Dan Zimberoff
Building components, siding, windows, decks, doors, roofs—all need replacement. Whether you have a townhouse, mid-rise or high-rise, the exterior components have a limited life expectancy, which may have already been exceeded. The longer those failing components are left in place with little or no maintenance or replacement, the more likely your community will be facing even larger expenditures due to damage occurring beneath the siding. This session will give you the knowledge and tools to explain to your board why they must repair or rehab the buildings and how to have a successful project investment.

Community associations are increasingly faced with issues outside of their geographically defined neighborhood—issues that aren’t necessarily addressed by the governing documents. With the economic and housing crises, many associations are left to saddle the responsibility of incomplete projects and foreclosures. Additionally, as most parts of the country have seen a great expansion of the residential footprint, people are living closer to each other and to commercial and industrial property. As a result, many issues arise that force associations to deal with other neighborhoods and neighbors. You’ll learn the best ways to deal with these situations.

Private Party Policy
Hospitality suites and hosted events must be approved by CAI. Only hosted events approved or sponsored by CAI are permitted during official conference activities.

Suitcasing Policy
CAI has a no-tolerance policy regarding “suitcasing,” which describes the practice of non-exhibiting companies or individuals soliciting sales on the tradeshow floor, in the aisles, or in the lobbies, and/or representing their services or soliciting conference participants for conflicting social activities.

Violators of this policy will be ejected from the show and charged the single-booth rate ($1,600), which must be paid prior to registering as an attendee, exhibitor, or sponsor at any future CAI conferences or events.
